Project Overview

Byblos Constructions was engaged to undertake a comprehensive refurbishment of existing ablution facilities, ice room and crib room amenities within an operational site environment. The project involved the complete demolition and replacement of ageing finishes, fixtures and services, while maintaining a focus on durability, hygiene, functionality and user experience.

Scope of Works

The refurbishment encompassed three key areas:

Ablutions & Ice Room

  • Demolition and removal of existing sanitary fixtures, fittings and floor finishes.
  • Installation of new Armstrong Safeguard R10 commercial-grade vinyl flooring with coved skirting.
  • Full internal repainting of walls, ceilings, doors and frames.
  • Construction of concealed stud walls to accommodate new plumbing services.
  • Installation of new compact laminate toilet cubicles and urinal privacy screens.
  • Replacement of all sanitary fixtures including toilets, urinals, basins and associated plumbing.
  • Supply and installation of new ice-making and chilled water dispensing equipment.
  • Upgrades to lighting and electrical services.

Crib Room Upgrade

  • Full strip-out and refurbishment of the existing crib room.
  • Installation of new hybrid flooring and decorative feature wall finishes.
  • Custom-designed kitchen and cabinetry installation.
  • New plumbing services including Zip HydroTap and sink installation.
  • TV installation, electrical modifications and lighting upgrades.
  • Supply of new furniture, fixtures, blinds and amenities to create a modern and functional breakout space.

Temporary Storage Solution

  • Supply and placement of a 20-foot storage container to facilitate the removal, protection and storage of site equipment and furniture during construction activities.

Key Challenges

The project was delivered within an operational facility, requiring careful planning and coordination to:

  • Minimise disruption to site personnel.
  • Manage multiple trades within confined work areas.
  • Complete extensive demolition and refurbishment works safely.
  • Coordinate plumbing, electrical and construction activities within a compressed timeframe.
  • Ensure all works complied with site-specific safety requirements and permit systems.

Byblos implemented a staged delivery approach, commencing with detailed planning, site establishment and temporary storage provisions. Demolition, service isolations and refurbishment works were carefully sequenced to maximise efficiency and maintain safe access throughout the project.The team coordinated construction, plumbing and electrical trades to deliver the ablution facilities.
